Who Needs a Holiday Let Fire Risk Assessment?

Since 1st October 2023, a fire risk assessment has been a legal requirement if you rent your property as a short-term furnished holiday let — including properties listed on Airbnb, Booking.com, Vrbo, Expedia, Agoda and every other holiday rental platform. The Fire Safety Order applies whenever anyone pays to stay in your premises, or in a room within them, other than as their permanent home — even if you only rent out a room once. The “responsible person” can be the owner, the letting agent or a specialist fire safety consultant, and failure to comply with fire safety law can mean a fine or even prison.

Electrical installations and equipment, including portable appliance testing.

Furniture & Furnishings

Checks that furniture and furnishings are tested and non-flammable.

Heating & Cooking

Boilers, mobile radiators and kitchens — including fire blankets for guests.

Means of Escape

Escape routes, emergency escape lighting and fire exit and direction signs.

Smoking risks and ash bins, prohibited candle use and arson risks such as letterboxes.

Detection & Firefighting

Fire extinguishers, fire detection and smoke alarm systems, including testing.

How Our Holiday Let Assessment Works

Every property is different — the number of floors, the number of sleeping guests and whether a flat is purpose built or converted all change what is required. We complete a thorough fire risk assessment of your holiday let, also covering general housekeeping, contractors (insured and certificated) and the storage and disposal of dangerous substances. Each item is graded Trivial (no action required, but monitor), Tolerable (no major controls needed, though minor improvements may be considered) or Action Required (to be actioned immediately).
