The company was formed in 2019 and we have assisted thousands of clients in ensuring they are compliant with the ever changing fire and safety aspects associated with the communal areas of their flats. Following the amendments to the Regulatory Reform (Fire Safety) Order 2005 the Fire Safety Act 2021 which came into force on the 16th May 2022 a number of new regulations, laws and directives were introduced and which will need to be addressed to ensure your property is fully compliant.

Many, rightly now consider this work as excessive for any ” responsible person” at your block to cover, which is why you should consider us when instructing a Fire Safety Consultant. In fact most lenders will not lend unless these things are in place and we understand what is required in respect of your fire protection services.

Our Services

FIRE RISK ASSESSMENTS

The communal areas of a block of flats are classed as a place of work and therefore the property must have a Fire Risk Assessment by law. We have fully trained assessors available quickly to carry out your reports and ensure your block remains legally compliant.

HEALTH AND SAFETY REPORTS

In addition to a Fire Risk Assessment, it is a legal requirement to conduct an annual Health and Safety report to ensure the safety of all occupants, visitors and contractors attending site. Ask about our discounted combined reports.

AOV TESTING

If you have automatic opening vents in the communal areas of your property these need to be tested manually once a month and records kept.

EMERGENCY LIGHT TESTING

If your property is fitted with emergency lights these need to be “flick” tested on a monthly basis and a full rated duration test completed annually in accordance with BS 5266-1. Records are maintained in an onsite logbook

FIRE DOOR INSPECTIONS

The Fire Safety (England) Regulations 2022 which came into force from January 2023 bring new responsibilities regarding Fire Doors within blocks of flats. Each and every door must now be inspected, logged and reported on. This will highlight any faults to the door closers, intermittent strips and excessive gaps between the door and the frame etc.

FIRE ALARM TESTING

Where a block has a fire alarm fitted it is a legal requirement that these are tested weekly to ensure they remain fully functional in accordance with BS 5839. Results are recorded in an onsite logbook.

SMOKE ALARM TESTING

If your property has smoke alarms fitted these will need to be tested and records kept ensuring they are maintained and fully operational.
