Who Needs a Fire Door Inspection?

Since January 2023, under the Fire Safety (England) Regulations 2022, all blocks of flats over 11 metres or five storeys have been legally required to carry out an annual fire door inspection. For blocks under 11 metres, regular inspections are recommended and, as a minimum, written guidance on the proper use of fire doors must be provided to every resident, including owners and tenants. Fire doors provide at least thirty minutes of protection, compartmentalising the building and stopping toxic smoke — which causes up to 80% of fire-related deaths — from circulating. The responsible person, whether freeholder, landlord or managing agent, must ensure inspections are carried out and records kept.

What exactly is a fire door inspection?

A fire door inspection is a formal check of a fire-resisting door assembly to ensure that all components — door leaf, frame, hinges, hardware, seals, closers, vision panels and labels — are present, correct, in good working order and properly maintained, so the door will perform its fire and smoke resisting function in an emergency.

As a minimum, an annual inspection of fire door assemblies is required. Since January 2023, all blocks of flats over 11 metres or five storeys have been legally required to conduct annual fire door inspections, and higher-risk buildings may need more frequent checks — for example quarterly checks of communal doors. In smaller blocks, regular inspections are recommended and written guidance on fire doors must be provided to all residents.

Responsibility typically falls on the building owner or the party defined in the fire risk assessment — for example a facilities manager, freeholder or managing agent — to ensure inspections are undertaken and records kept. The inspector should be a competent person familiar with fire door assemblies and the relevant standards; our consultants are UK Fire Door approved inspectors.

If any deficiencies are identified — such as damaged seals, missing labels, incorrect hardware, poor closing action or excessive gaps — repairs must be carried out promptly so the door will perform as intended. After repair, the door should be re-inspected and documented to maintain compliance and safety.

A fire door’s rating shows how long it can resist fire, tested to BS 476-22. Common ratings are 20, 30, 60, 90 and 120 minutes, with FD30 (30 minutes) the minimum standard for most communal and flat entrance doors. The right rating depends on your building’s height, occupancy and compartmentation needs — our inspectors confirm what applies to each door.

Fire doors form a critical part of a building’s passive fire protection system — they compartmentalise fire and smoke, protect escape routes and give occupants time to evacuate safely. Up to 80% of fire-related deaths are caused by toxic smoke inhalation rather than burns, and a correctly maintained fire door prevents that smoke from circulating. If fire doors are not maintained, the risk to life and property increases significantly.
