Following amendments to The Regulatory Reform (Fire Safety) Order 2005, and the introduction of The Fire Safety Act 2021 and Fire Safety (England) Regulations 2022, there are a number of new regulations and directives which will need to be implemented to ensure your property is fully compliant. 

Following these new regulations all flat sales, rentals and furnished holiday lets now require current and up-to-date Fire Risk Assessments and in some communal areas a Health and Safety Report. Records for the testing of the Fire Alarms, Fire Doors, Smoke Alarms, Emergency Lights, and AOVs (Automatic Vent Openings) are also required for the communal areas of blocks of flats. There are also requirements to ensure an Asbestos report is commissioned on properties built prior to 2000 and on some block’s with a communal water system, a  Legionnaires report is also a legal requirement.
