Safetec Protection Ltd are based in Poole but cover all of Dorset, Hampshire and surrounds. The company was formed in 2019 and we specialize in assisting our clients with the compliance associated with the communal areas of blocks of flats. We pride ourselves on a first class service where we always answer the telephone, call you back when we say we will, respond quickly to emails, and deal with each client in a courteous and helpful manner.    

Following the amendments to the Regulatory Reform (fire safety order 2005) the Fire safety Act 2021 which was introduced on the 16th May 2022 and there are a number of new regulations and directives which will need to be in place to ensure your property is fully compliant.

All flat sales will now require up to date Fire Risk Assessments/Health and Safety Reports along with records of fire alarm testing, AOV Testing, Smoke alarm testing and Emergency light testing. All fire doors will now need to be tested and the information logged to ensure full compliance with the new code. We understand that compiling all of these reports and documents can be somewhat daunting if you are the deemed the “competent person” for your block, not to mention the liability associated with it. FIRE RISK ASSESSMENTS

On your instructions we will carry out a full fire risk assessment of your block and will provide the report in PDF and or hardcopy. The report will be a full analysis of the compliance for your property and will highlight any areas of concern that will require remedy. Any items will be graded from “trivial” to “tolerable” to “action required”. The reports are mandatory every three years with interim update reports required annually. We will store your report on our database and inform you prior to future reports becoming due ensuring complete peace of mind.

There are four different types of fire risk assessment with Type 1 being the most often requested. This is a non destructive survey of the common parts but Safetec can provide reports for all four types of assessment.

HEALTH AND SAFETY REPORTS

If required and in addition to the fire risk assessment, we can carry out a full health and safety review of your property again highlighting any areas of concern or remedial works required. This will include items not necessarily noted on a fire risk assessment such as trip hazards, window openings etc. With these detailed reports in place, it can help mitigate any potential  insurance claims from slips, trips or falls.

The common areas of a block of flats fall under the Health and Safety At Work Act and an annual report is required to comply with the law

FIRE DOOR INSPECTIONS

Since January 2023 it is a legal requirement to conduct fire door inspections on all blocks of flats over 11m or five stories. These inspections which include self-closing devices and fire rated hinges etc need to be done once a year. For those blocks under 11m information must be provided to all residents on the importance of fire doors in a building’s common parts. The purpose of fire doors cannot be underestimated as they provide sufficient time (30 mins) for the fire brigade to arrive and for the building to be compartmentalised in the event of a fire. Equally fire doors stop potential life-threatening toxic smoke to circulate around a building. 

We test, log and report on all fire doors at your property and provide all of your leaseholders and residents with the information required to ensure full compliance.    

FIRE ALARM TESTING

Where a block has a fire alarm fitted it is a legal requirement that these are tested weekly to ensure they are full operational and compliant. This is in addition to a six-monthly service contract. Fire alarm testing records are held on our data base and can offer you and your co resident’s peace of mind. 

AOV TESTING (Automatic Opening Vents)

If you have automatic opening vents in the communal areas of your property these need to be tested manually once a month and records kept.

This is in addition to your six monthly servicing contract but will dependent on the fire policy for each site.

SMOKE ALARM TESTING

If your property has smoke alarms fitted these will need to be tested and records kept ensuring they are maintained and fully operational.

EMERGENCY LIGHT TESTING

If your property is fitted with emergency lights these need to be “flick” tested on a monthly basis and a full drain down test is required annually. The test results will be logged and any malfunction or issues highlighted and reported.
